Booking Conditions

Guests will be subject to the following conditions:


20% deposit, then the balance is due 1 month before the holiday starts (unless otherwise stated).

Non-payment of the balance by the due date would be considered as a cancellation of the holiday.  For bookings made less than 28 days before the start of the holiday payment will be required in full.


If you need to cancel, please do so via the booking agent, or contact us if you booked direct.

Full Payment Refunds:

Guests will receive a 50% refund of the total cost (minus any booking fee) if they cancel at least four weeks before the start of the holiday.

Deposit Payment Refunds:

If the guest cancels or the balance is not paid on time, the booking deposit (including any booking fee's) cannot be refunded. If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled. If the guest has paid the full balance, they will receive a 50% refund of the total cost (minus any booking fee) if they cancel at least four weeks before the start of the holiday.


Each cottage accommodates, and is priced for up to 4 people.

The studio flat can accommodate, and is priced for up to 2 people.

If you plan to have additional guests visit, you must ask the owners permission beforehand.


For friends and family to visit you in the accommodation, you must ask the owners permission beforehand.

All people entering the address must be checked in so we know who is onsite.

Guests but are not allowed to use the gym, pool or spa facilities as they are not insured.

Visiting hours are from 8am-8pm. All guests must be off site by 8pm.

Your guests should not exceed the number of people staying in the holiday accommodation.


You can check in anytime after 3pm.

Check out is no later than 10am.

There is a key safe on the cottage wall, the code for it will be emailed to you beforehand. 


Guests are requested to take care of all furnishings, fixtures and fittings, and keep them in the same state of repair and condition as at the start of the holiday, and to ensure that the property is left clean and tidy.  Guests are required to reimburse the Owners for costs incurred in remedying any damage caused by the Guests.  Any broken or damaged items should be reported to the Owners and paid for before departure. 


If Guests have any complaints, please notify the owners promptly, and every effort will be made by the Owners to address all reasonable issues.  The Owners will not be able to accommodate complaints that are not reported during the holiday.


If the property becomes unavailable or unusable for some reason prior to the date of the holiday, then the Owners obligation will be to reimburse the Guests for any monies paid.


The Owners or their representatives shall be allowed access to the property at all reasonable times to inspect any damage or carry out any repairs or maintenance.


All Guests should familiarize themselves with the operating instructions provided for all internal equipment. If in doubt then please ask the Owners for advice. A contact telephone number for the Owners will be left at the property. The swimming pool, gym, steam room, hot tub, toys & play equipment, garden or other external equipment must be used at Guests own risk.


The facilities are shared with the owner and 2 other holiday lets.

The use of them are at your own risk. No life guards are on duty.

Private use sessions are allowed if requested for religious purposes. We can liaise with the other guests to give you a daily session all to yourself. The pool doors can be locked and curtains drawn to give complete privacy.

No food or glass is to be taken in the pool, gym, steam room or hot tub area's.

Children must be supervised at all times.

The steam room is dangerous due to the high temperature of the steam. It is not advisable for use by children.

No music after 8pm.

Use of the facilities while on medication or drunk is not allowed.

If you plan to have additional people visit that have not been booked in (or specified at the time of booking), then they are not allowed to use the facilities. 

A monthly mermaid school occasionally books the pool for a 2 hour period. Where people can learn to swim as a mermaid/merman. Please ask if you'd like to participate, more info:


For the comfort of all guests the property is a no smoking environment. However there is plenty of outside space suitable for smokers.


Well-behaved friendly dogs are welcome, so long as the owners are responsible and keep them clean.

We provide sofa covers/throws and these will be fitted for you in advance.

Dog are not allowed in the bedrooms of the cottages.

The studio flat is restricted to just 1 small dog only, and you must ask the owners permission beforehand.

A hosepipe is available to wash your dogs if they get muddy and the garage can be used if you need it, for example to leave them alone for an evening. We also offer a free dog walking service.

Please bring the pets own bedding and towels, we can also supply you with dedicated dog towels if you need more.
